## What New Skylight Installation in Toronto Actually Involves

A new skylight is a hole in your roof that has to behave like the roof. That is the whole trick. The opening gets cut between or through rafters, the cut framing gets doubled headers so the load still has a path to the walls, a curb goes on top to lift the unit above the shingles, and the flashing has to shed rain, snowmelt and wind-driven water for the next 20 or 30 years.

Then there is the inside. A skylight with no finished shaft is just a bright square in a dark attic. We frame the light shaft, insulate it with Roxul batt, add a 6-mil poly vapour barrier so warm, moist house air does not condense on cold surfaces, and board it so the painter has something clean to work with.

## Residential Skylight Installation in Toronto Homes

Most of our new installs are residential. Here is how they break down by room and building type.

### Kitchen Skylights

The most requested room by far. Kitchens are where families spend daylight hours, and a skylight over an island or sink changes the whole space. We did the Thompson family in Rosedale, three Velux VSS solar skylights over the kitchen, completed in one day with OBC permit coordination. Venting units are worth considering here because they pull cooking heat and steam out at the ceiling.

### Bathroom Skylights

Bathrooms get privacy and daylight at the same time, which no wall window can do. A venting Velux VS or solar VSS clears shower steam, and laminated glass is standard over wet areas. Expect $3,200 to $7,500 per unit depending on the model.

### Bedroom and Nursery Skylights

Bedrooms need light control as much as light. Pair any Velux with a blackout blind (manual $180 to $320 plus $120 install, motorized $380 to $650 plus $180 install) so mornings are your choice, not the sun’s. For nurseries we usually recommend a fixed Velux FS paired with a room-darkening blind on a remote, so you can tilt it open or closed from across the room without leaving a sleeping baby.

### Attic Conversions and Lofts

Finished attics in Leaside, East York and the Beaches often have one gable window and a lot of dark knee-wall space. Two or three skylights along the slope turn it into a real room. Attic installs can add 10% to labour because access is tighter.

### How much does new skylight installation cost in Toronto?

A fixed Velux FS 2x4 ft runs $2,500 to $3,500 CAD installed, a manual venting Velux VS $3,200 to $4,500 and a solar Velux VSS $4,500 to $7,500. Two units on one roof run $4,800 to $8,500 and a four-unit addition $9,500 to $18,000. Commercial single skylights start at $8,000. Every quote lists unit, labour, permit, flashing and disposal separately so you can compare it honestly.

### Do I need a building permit to add a new skylight?

Usually yes, because cutting rafters or trusses changes the structure under OBC Part 9. Skylights that fit between trusses without cutting anything sometimes do not need one. Rosedale, Yorkville and Unionville can also need a heritage review. We confirm which applies on the assessment and file the paperwork.

### How long does a new skylight installation take?

Most single residential skylights are done in one day, roof to rough-in. Drywall mud and paint on the shaft can need a short return visit. Two to four units take two to four days, and commercial atria take one to two weeks.

### Can you install a skylight on any roof?

Most pitched asphalt, metal, slate, tile and flat membrane roofs can take a skylight. We check pitch, framing direction, attic space and what is above the ceiling, like ductwork or wiring. If a full skylight will not fit, a sun tunnel often will.

### Which is better for a Toronto home, Velux or Fakro?

Both are excellent and we are certified for both. Velux FS, VS and VSS units are the most common choice for kitchens and bathrooms. Fakro FTT thermal units suit energy-focused builds, and Fakro DXW is our go-to walkable flat-roof glass. We pick by room, roof and budget.

### Will a new skylight leak?

Not when it is flashed properly. Every install gets Grace Ice & Water Shield lapped around the curb, a pre-engineered flashing kit matched to the roofing and an inspection against our checklist. That is why we put a lifetime leak-free warranty on the flashing.

### What is included in the installation price?

The unit, roof cut, header and curb framing, ice and water shield, flashing kit, roof close-up, light shaft framing, insulation, 6-mil vapour barrier, drywall board and debris disposal. Permit fees and painting are listed as their own lines.

### Do skylights make a room too hot in summer?

Modern Low-E 272 glass cuts solar heat gain a lot compared to old acrylic domes. Venting units like the Velux VS or solar VSS also let hot air out at the ceiling, which is where it collects. Heat-reducing blinds help on south-facing roofs.

### Can you install a skylight during winter?

We can in mild windows, but most new installs are booked April to November because adhesives, shingles and membranes bond best above freezing. Winter is a good time to do the assessment and get the permit moving for a spring install date.

### Do you install skylights for commercial buildings?

Yes. Office, retail, warehouse, restaurant, school and medical buildings, with $5M CGL coverage, full WSIB crews, COI on request and MOL working-at-heights compliance. Commercial single skylights run $8,000 to $18,000 and atria $25,000 to $120,000.

### What warranty comes with a new skylight?

Lifetime leak-free warranty on our install flashing, plus the manufacturer's warranty passed through: Velux 10/20 years and Fakro 10 years on the product. We register it at handover.
