2,000+ Skylights Installed Across Toronto GTA. 20 Years of Velux + Fakro Certified Installation.

Skylight Installation Toronto: Residential, Commercial, Velux-Certified & Custom Skylights for Toronto GTA Homes and Buildings

Skylight Installation Toronto has installed Velux and Fakro skylights across the GTA for over 20 years, from Rosedale heritage kitchen openings at $2,500 to a Danforth City of Toronto Public Library branch replacement in 2024, a Vaughan Metropolitan Centre 14-panel lobby atrium in 2023 and a King West condo developer retrofit of 12 units. In our opinion, a properly flashed skylight is like a well-tailored winter coat: silent in a storm, bright in July, and a game changer the morning sun first hits the kitchen island. It still blows our mind how often homeowners inherit a bad install from a weekend handyman and only discover the ice dam after the first real freeze.

Every roof opening is engineered to OBC 9.7 fenestration compliance and OBC 9.26 perimeter ice-and-water flashing, cut, framed, and finished with a light shaft that carries clean daylight into the room below. Our in-house WSIB-covered crews carry $5M CGL, buy direct through Velux Canada and Fakro Canada dealer accounts, finish most residential skylights in a single day, and back every install with Velux Certified Installer status held since 2004 and a written workmanship warranty across Toronto, Mississauga, Vaughan, Markham and the rest of the Greater Toronto Area.

5 Signs Your Toronto Home Needs a Skylight Installation

Most people call us after living with a dark room for years. These are the five situations we hear about most on assessments across the GTA.

Dark north-facing Toronto kitchen with the lights on at midday before a skylight install
  1. 1

Your kitchen needs the lights on at noon

North-facing kitchens and deep semi-detached layouts in Leaside, the Annex and North York often get no direct sun. A skylight over the island or sink puts daylight exactly where you work, and overhead glass delivers roughly three times the light of a wall window the same size.

  2. 2

The upstairs hallway is a dark tunnel

Two-storey homes across the GTA have halls with doors on both sides and no window at all. One Velux FS over the landing, or a sun tunnel where a shaft will not fit, changes the whole second floor.

  3. 3

Your bathroom fogs up and stays damp

An interior or small bathroom with weak exhaust holds moisture. A venting Velux VS or solar VSS lets steam out at the ceiling, and laminated glass gives you light without giving up privacy.

  4. 4

You are planning an addition or attic conversion

Framing a skylight opening before the roof is sheathed is far cheaper than cutting one later. If your architect is drawing an addition, this is the moment to plan the light.

  5. 5

An old acrylic dome is yellow, loud or leaking

Builder-grade bubbles from the 1980s and 90s are brittle, noisy in rain and usually caulked rather than flashed. Replacing one with Low-E glass cuts summer heat and ends the March drip.

Honest Answers

What Actually Stops Toronto Homeowners From Booking a Skylight

Four worries come up on nearly every assessment. Here is what we tell people.

"Skylights always leak eventually."

In our opinion, this is the biggest myth in the trade. The leaky skylights people remember were 1980s acrylic domes sealed with caulk. A modern Velux or Fakro unit with a pre-engineered flashing kit lapped over Grace Ice & Water Shield is built to outlast the shingles around it. That is why we put a lifetime leak-free warranty on our install flashing, not a one-year promise.

"I have no idea what it should cost."

Fair, because most skylight companies hide behind "call for a quote." We publish our CAD rates for every model and service, and every written quote separates the unit, install labour, permit, flashing and disposal. You can hold it up against any other quote line by line.

"The permit and paperwork will take forever."

A simple residential opening in Toronto usually takes two to six weeks to permit, and swaps in an existing opening often need none at all. We file, track and book the inspection for you. Heritage districts like Rosedale and Yorkville take longer, and we tell you that on day one, not week five.

"My house will be a construction zone."

Most single skylights go in over one day. We run drop sheets from the door, build a plastic dust wall around the ceiling cut, keep the roof work outside and vacuum before we leave. Drywall finishing on the shaft is usually one short return visit.

  4. 4

What Is Skylight Installation and How Does It Work

Skylight installation is the process of creating a framed opening in a roof, fitting a factory-made glazed unit on top of it and connecting the opening to the room below with a finished light shaft. On a typical Toronto pitched roof, the crew removes shingles, cuts the deck, heads off any rafter or truss that crosses the opening with doubled framing, and builds or uses the unit's curb.

Then comes the part that decides whether the skylight lasts: Grace Ice & Water Shield is lapped up and around the curb, a pre-engineered flashing kit is installed shingle-style so every piece sheds water over the one below it, and the roofing is closed back up. Inside, the shaft is framed, insulated with Roxul batt, sealed with a 6-mil poly vapour barrier and boarded. Most single residential skylights are done in one day.

Velux vs Fakro vs Big-Box: What Toronto Buyers Should Know

Velux and Fakro are the two brands we install, and we are certified for both. Velux has the widest range in Canada, from the FS fixed and VS manual venting units to the solar VSS that opens by remote and closes itself in rain. Fakro is excellent on thermal performance with the FTT, and the Fakro DXW is our first choice for walkable flat-roof glass.

Big-box skylights cost less on the shelf, but they often come without a matched flashing kit, with lower-grade glass and with a warranty that depends on who installed them. In our opinion, the savings disappear the first time someone has to climb back up. Whichever brand you choose, the flashing and the installer matter more than the logo.

Velux FS, Velux VSS and Fakro FTT skylight units side by side

Skylight Installation Cost in Toronto: What You Are Paying For

A Toronto skylight quote has five real parts. The unit itself is usually 35% to 50% of the total, from a Velux FS at the low end to a solar VSS at the high end. Install labour covers the roof cut, framing, flashing and shaft, and it goes up on steep pitches over 9:12, three-storey roofs and tight attics. The permit is required when rafters or trusses are cut, and its fee should be listed at cost.

Flashing and underlayment should never be optional; a flashing kit upgrade runs $185 to $385. Finally, disposal of old roofing, offcuts and packaging. If a quote rolls all of this into one number, ask for the breakdown. That is how you compare a $3,000 quote to a $4,500 quote honestly, and it is why ours always arrive itemized.

Ontario Building Code 9.7 & Skylights: What Toronto Homeowners Must Know

OBC Section 9.7 covers windows, doors and skylights in houses and small buildings, including how they resist air leakage, water penetration and condensation, and how glazing performs. Skylights also need to meet CSA A440 performance requirements. OBC 9.26 covers roofing, including how flashing must be installed around roof penetrations like skylights.

In practice, that means a compliant unit, correct flashing tied into the roofing, and structural framing that carries the load around the opening. Cutting framing triggers a building permit with the City of Toronto Building Division or your GTA municipality. Swapping a unit in the same opening usually does not. Heritage Conservation Districts like Rosedale, Yorkville and Unionville can add a heritage review.

How to Choose a Skylight Installer in Toronto: 10-Point Checklist

Before you sign with anyone, including us, run through this list. Any good installer will be happy to answer every point.

  1. Velux Certified Installer and Fakro Certified Installer status you can verify
  2. In-house crew, not subcontractors, with WSIB clearance on request
  3. Written proof of liability insurance ($5M CGL is our standard)
  4. Published pricing or at least a fully itemized written quote
  5. Permit fees listed at cost, not padded
  6. Factory flashing kit plus ice and water shield on every install
  7. Light shaft framing, insulation and vapour barrier included, not left for another trade
  8. Lifetime or long-term written warranty on the install flashing
  9. Real local references with neighbourhoods and models, not stock reviews
  10. A clear answer to "what happens if it leaks?" before you sign

If an installer cannot answer the last point clearly, keep looking. A skylight is a 20 to 30 year decision, and the warranty conversation tells you a lot about how they work.

Skylight Installation vs Replacement vs Repair: Which Service You Need

Installation creates a brand new opening where there was none, starting at $2,500 per unit. Replacement swaps an old unit in an existing opening, same-size from $2,200 or enlarged from $3,800, usually without a permit. Repair fixes flashing, seals or glass on a skylight that is otherwise sound, from $350. Rule of thumb: if your skylight is 20+ years old, fogged and on its second leak, replace it. If it is younger with clear glass and one drip, repair it. See installation, replacement and repair.

Fixed, Venting or Solar: Choosing Your Skylight Type

Fixed skylights like the Velux FS and Fakro FTT do not open. They are the most affordable and the right choice for halls, stairwells and garages where you only want light. Venting skylights like the Velux VS (manual) and VCS (electric) open to release heat and humidity, which makes them ideal for kitchens and bathrooms. Solar skylights like the Velux VSS open by remote with no wiring and close automatically when the rain sensor trips. For high ceilings, bedrooms and anyone who travels, solar is the easy answer. All three come with Low-E 272 triple-pane glass options.

Toronto Skylight Installation Timeline: What to Expect Week-by-Week

Week 1: free on-site assessment and an itemized quote within two business days. Weeks 2 to 6: permit filed and tracked if framing is cut, units ordered through Velux Canada or Fakro Canada at the same time. Install day: one day for most single residential skylights, two to four days for multi-unit additions, one to two weeks for commercial atria. The week after: drywall finishing, inspection if required and warranty registration. Spring installs fill up fast, so the smart move is to book the assessment in winter.

Straight Answers

Skylight Installation Toronto FAQ

Straight answers to the questions we hear on almost every assessment.

How much does skylight installation cost in Toronto?

A standard fixed Velux FS 2x4 ft skylight costs $2,500 to $3,500 CAD installed in Toronto, a manual venting Velux VS runs $3,200 to $4,500, and a solar-powered Velux VSS runs $4,500 to $7,500. A Fakro FTT thermal fixed unit is $2,800 to $4,200 and a Velux TGR sun tunnel is $1,800 to $2,900. Every quote itemizes the unit, install labour, permit, flashing and disposal, so you can compare it line by line against any other quote you get. Two units on the same roof run $4,800 to $8,500 because the crew is already set up, and a four-unit addition install runs $9,500 to $18,000.

Do I need a building permit to add a skylight in Toronto?

Usually yes when rafters or trusses are cut to make a new opening, because the structure changes under OBC Part 9. Swapping a skylight in an existing opening typically does not need one. Heritage Conservation Districts like Rosedale and Yorkville can add a heritage review on top of the building permit. We coordinate the permit with the City of Toronto Building Division or your GTA municipality, and the permit fee is a line item on the quote, not a surprise on the invoice.

How long does a skylight installation take?

Most single residential skylights are installed in one day, including flashing and the interior light shaft rough-in. Drywall finishing on the shaft may need a second short visit for mud and paint. Multi-unit additions take 2 to 4 days and commercial atria take 1 to 2 weeks. Permit-required jobs add 2 to 6 weeks of paperwork before the install day, which is why spring installs are best booked in winter.

Should I repair or replace my skylight?

Repair when the frame and glass are sound and the issue is flashing or a seal ($350 to $1,500). Replace when the unit is 20+ years old, fogged, rotted or on its second leak ($2,200 to $4,800 same-size). In our opinion, paying for a third repair on a tired unit is the most common way Toronto homeowners waste money on skylights. We will tell you honestly on the free assessment which side of the line your unit sits on.

What warranty do you offer on skylight installation?

We give a lifetime leak-free warranty on the install flashing, plus manufacturer passthrough: Velux 10/20 years and Fakro 10 years on the product. Because we are a certified installer for both brands with direct dealer accounts, the factory warranty is registered properly at handover. If a flashing leak ever shows up on one of our installs, we come back and fix it at no charge.

Do you install Velux or Fakro skylights?

Both. We are a Velux Certified Installer (since 2004) and a Fakro Certified Installer with direct dealer accounts, so factory warranties pass through to you. Velux FS, VS and VSS units dominate Toronto kitchens and bathrooms, while Fakro FTT thermal units and DXW walkable flat-roof glass are strong picks for energy-focused builds and flat roofs.

Why does my skylight leak only in winter?

Winter-only leaks are usually ice dams backing melt-water above the curb or condensation forming on cold glass and shaft walls. We separate the two with sequenced hose testing and infrared imaging before recommending flashing, a saddle cricket or shaft insulation. Nine times out of ten, a winter drip at the top of the skylight is ice damming and a missing head flashing detail.

Do you offer 24/7 emergency skylight repair?

Yes. After-hours leak response is $650 to $1,200 callout plus $150/hr, and weekend and holiday callout is $750 to $1,500. We tarp or seal the opening, protect the ceiling below and document damage with photos for your insurer. The permanent repair is quoted once the weather clears.

Do you install skylights outside Toronto?

Yes. Crews cover Mississauga (Lorne Park, Port Credit), Vaughan (Kleinburg, Woodbridge), Markham (Unionville), Brampton, Oakville (Bronte, Glen Abbey), Burlington, Richmond Hill (Oak Ridges), Pickering (Seaton) and Milton. The on-site assessment is free anywhere in the GTA.

What insurance do you carry for commercial skylight projects?

$5M commercial general liability, $2M property damage and full WSIB crew coverage. COI and WSIB clearance letters are supplied before mobilization, and every rooftop crew is trained for Ontario working-at-heights requirements.

Do solar-powered skylights work in Toronto winters?

Yes. The Velux VSS battery stores charge from short winter days, and the panel recovers once snow slides or melts off. Most homeowners rarely run the battery flat, and the rain sensor still closes the unit automatically.

How much does a sun tunnel cost in Toronto?

A Velux TGR sun tunnel costs $1,800 to $2,900 CAD installed, and longer runs or extra elbows push complex installs toward $4,500.

Can you replace an old acrylic bubble skylight with glass?

Yes. We either fit a curb adapter or tear off to the deck, then install Low-E glass units that cut heat gain and rain noise. Residential replacements run $2,200 to $4,800 same-size.

Is the on-site assessment really free?

Yes. The on-site assessment, roof condition check and model recommendation are free anywhere in the GTA. You get a written, itemized CAD quote afterwards with no obligation.
