Skylight Leaks or Heritage Delays in Toronto? We Handle Both

A street-facing skylight in Rosedale or Yorkville stalls at heritage review

You want daylight over a kitchen or stair in a century home, but the permit sits for weeks or comes back asking for drawings you never knew you needed.

Why it happens here: South Rosedale is the largest Heritage Conservation District in Ontario and Yorkville-Hazelton has been one since 2002, so a skylight visible from the street can need heritage sign-off on top of any building permit.

How we fix it: Our custom skylight design team reads the district plan first, draws a low-profile unit on the rear slope where it works and files the heritage and building paperwork together.

  • Brown stains around the shaft

A ring on the drywall after every thaw usually means the head flashing or the ice and water shield behind it has failed, not the glass.

  • A room that needs lights at noon

Deep floor plans and north-facing kitchens get no direct sun. Overhead glass delivers far more light than a wall window of the same size.

  • A yellowed, noisy acrylic dome

Builder-grade bubbles turn brittle, drum in the rain and let summer heat pour in. Low-E glass fixes all three.

  • Drips that only show up in January

Frost on the glass and wet shaft walls are often condensation. We test before quoting, so you never pay for flashing you do not need.

Custom Skylight Design & Installation Toronto

Skylight Installation Toronto designs and installs custom skylights for heritage homes, architect-led renovations, atria, cathedral ceilings and one-off ridgeline openings across Toronto and the GTA. We shop-fabricate laminated and tempered insulated glass units in sizes beyond standard Velux and Fakro inventory, build raised insulated curbs, engineer slope-matched flashing, and finish interior shafts to the drywall or plaster the architect calls for. Custom jobs typically run $10,000 to $65,000 depending on glass area, structural framing, Low-E and SHGC targets, and whether a drone-captured as-built or stamped structural letter is needed. Our in-house crew works directly with Toronto architects, heritage preservation officers and Permit Review on OBC 9.7 fenestration and Part 3 commercial submissions, and every build is backed by a written workmanship warranty on flashing and structural tie-in.

Residential Skylight Installation Toronto

Skylight Installation Toronto installs residential skylights in kitchens, bathrooms, bedrooms, attics, stairwells, garages and additions across Toronto, Mississauga, Vaughan, Markham, Oakville and the rest of the GTA. We cut the roof, frame doubled headers, build or set a factory curb, flash to OBC 9.26 with Grace Ice & Water Shield, and finish a drywall or shiplap light shaft so natural daylight reaches the room exactly where it is needed. Residential installs run $2,500 for a Velux FS 2x4 fixed unit up to $7,500 for a Velux VSS solar-powered opening with laminated glass and a rain sensor, with Fakro FTT, FXP and FXZ options for budget-conscious projects. Every install is finished to OBC 9.7 fenestration compliance, backed by WSIB crews with $5M CGL, Velux Certified Installer status since 2004, and a written workmanship warranty on flashing and glass.

Skylight Leak Repair Toronto

Skylight Installation Toronto diagnoses and repairs skylight leaks caused by winter ice dams, failed flashing, condensation and post-reroof seal failures across Toronto, Mississauga, Vaughan, Markham, Oakville and the rest of the GTA. We start with a sequenced water test and thermal imaging to find the real entry point, then rebuild flashing, replace failed seals or close ice-dam gaps with Grace Ice & Water Shield and new step-flashing. Leak repairs run $350 to $1,800 depending on cause and roof type, and most jobs finish in a single visit with full before-and-after photo documentation for your insurance adjuster. Every repair is backed by OBC 9.26 flashing compliance, written parts-and-labour warranty, and a 24/7 emergency line for storm-related leaks across the GTA.

Toronto Skylight Know-How, Neighbourhood by Neighbourhood

How Our Crews Work Across Toronto's Six Former Municipalities

Our trucks leave East York every morning, which puts Leaside, Rosedale and the Danforth inside a 15-minute drive and North York, Scarborough and Etobicoke inside 35 minutes outside rush hour. We schedule downtown jobs south of Bloor for a 7 am start so the truck is parked before the Don Valley Parkway and Gardiner Expressway back up.

Downtown work in the M5V core often needs a street occupancy permit for the material lift or a small crane, especially on King West and Liberty Village condo retrofits. We file those with Transportation Services ahead of the install so the lift is legal on the day. On Rosedale and Forest Hill streets with tight lanes and mature trees, we stage material by hand from the driveway and protect the landscaping with plywood runs.

For emergency calls the dispatcher routes the nearest crew, not the next free slot. A storm leak in Scarborough at 11 pm usually has a tarp on it inside two hours.

Roofs We Know: Heritage Slate, Brick Party Walls and 1950s Bungalows

Rosedale and Yorkville heritage homes. Both sit inside Heritage Conservation Districts, so a street-visible skylight can trigger a heritage review on top of the building permit. We prepare the drawings, choose low-profile Velux units that sit close to the roof plane, and use copper flashing on slate where the district expects it. Our $18,400 Rosedale kitchen project with three Velux VSS units passed first inspection.

Leaside and East York semis. Shared brick party walls mean the skylight often lands close to a reglet counter-flashing detail. We cut the reglet into the brick, not caulk a strip to the face of it.

North York infill and Forest Hill rebuilds. New custom homes on TRCA ravine lots often call for large fixed units or a ridge skylight over the stair. We work from the architect's drawings and supply shop drawings for custom glass.

Scarborough bungalows. The 1950s and 60s bungalows around M1V have low-slope roofs and 2x6 rafters. We check the slope against the manufacturer minimum before quoting and switch to a curb-mount unit when the pitch is under 3:12.

Etobicoke split-levels. Mixed rooflines mean one skylight can sit near a valley. We add a saddle cricket on the uphill side so snow and meltwater go around the curb, not into it.

Freeze-Thaw Winters and Your Skylight

Freeze-thaw cycles from December to March are hard on skylight flashing, and the downtown station at The Annex averages 121.5 cm of snow a year (1991-2020 normals). Ice dams build above the curb when attic heat melts snow that refreezes at the cold eave, and the backed-up water finds any gap in the head flashing. Every install gets Grace Ice & Water Shield lapped up and around the curb before the flashing kit goes on. We book new installs from April to November and keep leak repair crews running all winter.

Straight Answers

Toronto Skylight Questions Answered

Do I need a heritage permit for a skylight in Rosedale or Yorkville?

If the skylight is visible from the street, a heritage review is likely on top of any building permit. South Rosedale is the largest Heritage Conservation District in Ontario, with over 1,100 homes, and Yorkville-Hazelton has been a district since 2002. Rear-slope skylights hidden from the street are often simpler. We check the district plan, prepare drawings and choose low-profile units so the review goes smoothly.

How fast can you get to a skylight leak in Scarborough or Etobicoke?

For emergencies we route the nearest crew, and most storm leaks from Long Branch to Milliken have a tarp or temporary seal within about two hours. Standard assessments are usually booked same-day or next-day.

How much does a skylight cost in a North York or Leaside home?

The same published rates apply in every neighbourhood: $2,500 to $3,500 for a fixed Velux FS, $3,200 to $4,500 for a manual venting VS and $4,500 to $7,500 for a solar VSS. In a house of three storeys or less, no building permit is needed if the opening removes no more than one rafter or joist and no truss, which keeps many Leaside and North York jobs permit-free. Any permit fees or heritage drawings are listed separately on the quote.

Can you install a skylight in a downtown condo or loft?

Yes, on top-floor units and townhouse roofs with the condo board's approval. We supply the COI, WSIB clearance and a method statement for the board, and book the street occupancy permit if a lift is needed on King West or Liberty Village streets.

Do 1950s Scarborough bungalow roofs work for skylights?

Most do. We measure the roof pitch first because some bungalows sit below the 3:12 minimum for deck-mount units. Below that we use a curb-mount Velux FCM or a raised-curb flat roof unit so water sheds properly.
