Velux makes some of the most reliable skylights you can buy, but a great unit can still leak if it is installed with the wrong flashing kit or the wrong underlayment. Certification matters because it means the installer has been trained on Velux’s own protocols for each model and roof type, and the factory warranty passes through to you cleanly.

Residential Velux Projects
Kitchens
VS or VSS venting units over islands and sinks. A venting Velux over the cooktop pulls cooking steam and heat straight up and out, which matters in open-concept layouts where the range sits under the main living area. We typically recommend the VSS solar so you get a remote and rain sensor without an electrician.
Bathrooms
VS manual or VSS solar for steam control. Bathrooms need venting more than anywhere else in the house because the shower steam will fog a mirror and feed mould long before it fades on its own. Velux laminated Low-E3 glass is the stock bathroom glazing and meets OBC 9.7 safety glazing for wet zones.
Bedrooms
FS or VSS with a blackout blind. A bedroom skylight has to do two jobs, fill the room with light in the morning and then disappear at night. We pair the FS fixed or VSS solar unit with a Velux solar blackout blind (roughly 99 per cent light block) so one remote closes the glass and drops the blind for sleep.
Attics
Multiple FS or VS units along the slope. Finished attic spaces almost always want two or three FS fixed units in a row, parallel to the ridge, to wash the room with even daylight. For unconditioned attic conversions we frame an insulated shaft and vapour-seal it to OBC 9.26 to keep moisture out of the roof assembly.
Hallways
FS fixed or TGR sun tunnel. Interior hallways and stairwells rarely have a window or the room for a full skylight shaft, so a 10 or 14 inch Velux TGR sun tunnel is the cleanest fix. We mount the dome on the roof above and finish the diffuser flush with the ceiling below in under half a day per unit.
Low-Slope Roofs
FCM curb-mount units for bungalows. Many Toronto bungalows have 3-in-12 pitches where a deck-mount Velux will not sit right, so we use the Velux FCM curb-mount on a site-built upstand. We frame the curb to Velux’s dimensions, wrap it with Grace Ice & Water Shield and tie it into the existing shingles so it sheds water like the rest of the roof.
Heritage Homes
Low-profile Velux units with copper flashing where needed. Heritage homes in Cabbagetown, the Annex and Rosedale often need a low-profile Velux so the new opening does not visually overpower the historic roofline. We detail the flashing in copper to match the original metalwork and keep the install reversible for heritage committee review.

Offices
Velux Modular Skylights and Dynamic Domes for open plans. The Velux Modular Skylight system links multiple units into a single architectural opening, which is what open-plan offices usually want for daylight without a full glass atrium. We handle the structural beam and the engineered shaft so the modular array sits on its own support.
Retail
Curb-mount Velux units with screens. Velux FCM curb-mount units on a flat or low-slope retail roof give you daylight over the sales floor without exposing the glazing to foot traffic above. We add an interior security screen where the unit sits over stockrooms or over the till so a roof-side incident doesn’t open the store.
Condo Amenities
Board-approved Velux installs and replacements. Condo party rooms and rooftop amenity spaces need board approval, WSIB clearance and $5M liability insurance on file before any roofing work starts. We carry the standard COI paperwork, file the engineer-stamped drawing when a curb is being modified, and only schedule after the board signs.
Schools and Clinics
Laminated Velux glazing over occupied spaces. Classrooms and treatment rooms below skylights need laminated glass for safety and to keep rain-on-tin noise out of the lesson or appointment. Velux laminated Low-E3 units meet OBC 9.7 safety glazing for overhead use and pair with a sound-dampening shaft detail.
Velux Specialty Products
Velux VSS Solar
No wiring, remote control, rain sensor. The VSS is the unit we recommend most for retrofit work because there is no ESA permit and no drywall repair from running wire. The integrated solar panel keeps the battery topped up even through short Toronto winter days, and the built-in rain sensor closes the glass before you notice the weather.
Velux VCS Electric
Hardwired venting with keypad. The VCS is the right pick when you already have a home automation hub or you want a wall-mounted keypad by the room entrance. Wiring runs through the shaft to a junction box in the attic, the ESA permit is filed under our electrical sub-trade partner, and the unit closes on its own when paired to Velux Active indoor climate sensors.
Velux TGR Sun Tunnels
Rigid tubes for interior rooms. The Velux TGR sun tunnel is a 10 or 14 inch rigid tube that channels daylight from a roof dome to a ceiling diffuser. It is the right pick for closets, windowless hallways and small bathrooms where a full skylight shaft won’t fit the framing, and we usually install one in under half a day.
Velux Blinds
Blackout, light-filtering, Venetian and heat-reducing. Velux blinds clip into the same size code as the skylight, so a C04 blind fits a C04 skylight regardless of model. The blackout variant blocks roughly 99 per cent of light and the heat-reducing awning drops summer gain on south-facing units.
Velux Active
Smart sensors that open and close skylights automatically. Velux Active pairs with the VCS or VSS and watches temperature, humidity and CO2 in the room. When the kitchen steams up or the bedroom gets warm, the skylight cracks open on its own and closes again when the rain sensor at the glass says so.

What Actually Stops Homeowners From Choosing Velux
“Velux is more expensive.”
In our opinion, the difference shrinks fast when you count the factory flashing kit, better glass and warranty support. Big-box units often skip all three.
“Any roofer can install a Velux.”
Any roofer can, but a certified installer follows the factory protocol so the warranty holds. Honestly, the difference shows up the first winter after a heavy snowmelt when the wrong underlayment order or skipped flashing step shows itself as a ceiling stain. “My old Velux is discontinued.”
We match the size code to the current model. Velux has kept its sizing system consistent since the 1990s, so a 1998 FS C06 still matches a current FS C06. The internal upgrades are usually better glass, a current rain sensor and a refreshed flashing kit design.

Consultation
Free on-site model and roof check. We meet at the house, walk the roof, check the truss or rafter spacing, and look at how the room is used during the day. By the time we go you will have a model, size code and flashing kit recommendation in writing, with published pricing you can compare.
Ordering
Velux units usually arrive in one to two weeks. Common Velux FS, VS and VSS sizes ship from the Toronto Velux warehouse in three to five business days through our dealer account. Larger Modular units or specialty glass can run two to three weeks and we will say so up front if your model is one of those.
Install
One day for most residential units. The crew arrives at 8, sets up the dump zone and fall-arrest, cuts the opening, frames it and installs the Velux flashing kit the same day. Most installs wrap with the shaft drywall finished and the room cleaned by mid-afternoon, and we never leave the roof open overnight.
Handover
Warranty registered, remotes paired. Before we leave, the warranty card is filed online and a copy is in your inbox, the Velux Active remote is paired to the unit, and the rain sensor is tested with a spray bottle. We walk you through every button on the remote and blind before we close the door.

The Velux Unit
FS lowest, VSS highest. Fixed Velux FS installs start at $2,500 per unit, manual VS around $3,200, electric VCS around $4,200 and solar VSS around $4,500, all with the flashing kit and shaft included. We publish these prices so you can sanity-check our quote against anyone else’s without playing phone tag.
Flashing Kit
EDL, EDM or EDW matched to your roof. EDL for asphalt and thin roofing, EDW for profiled tile and metal, EDM for low-profile materials, plus the Velux underlayment collar on every install. We never substitute a “close enough” kit from another brand, because that is what voids Velux warranty claims in the first place.
Install Labour
Framing, flashing and shaft. The labour covers framing the opening between trusses or sistering a header, installing the flashing kit to OBC 9.7 standards, and finishing the shaft with insulation and vapour-sealed drywall to OBC 9.26. Every install is done by our in-house WSIB-covered crew.
Blinds and Controls
Optional add-ons. Velux blackout, light-filtering and heat-reducing blinds run $300 to $830 installed depending on whether they are manual or motorized. Velux Active climate sensors pair with VCS or VSS units and are usually added at the same visit as the install to keep the trip count down.
Permit
Only when framing is cut. A same-size Velux install that fits between existing trusses rarely needs a permit. Cutting a rafter, reframing or enlarging an opening triggers one, which we pull as a separate line so you see exactly what the building department costs and what our labour costs.
Warranty Registration
Included. Velux factory warranty is 10 years on the product and up to 20 years on the glass against seal failure. We register it online before we leave the driveway so the clock is not waiting on a stack of paperwork in your hallway. You get the confirmation by email the same day, plus our lifetime leak-free flashing warranty.
