When You Need New Glass, Not a New Skylight

A skylight is a frame, a curb, flashing and glass. Most of the time those parts age together, but not always. A falling branch, a hailstorm or a sealed unit that gives up early can leave you with a perfectly good frame holding bad glass.

In that case, replacing the glass is the smart move. You keep the frame and flashing that are working, and you get a new insulated glass unit, usually better than the original. We check the frame first so you are not putting new glass into a skylight that is about to leak anyway.

Fogged panes are common where steam and heat cycle every day. Kitchen skylights take more thermal cycling than any other room in the house, so seals tend to fail first there. A new Low-E 272 unit runs $650 to $1,800 installed.

Bathroom Skylights

Laminated glass over showers and tubs for safety. Laminated inner pane is mandatory over tubs and showers so nothing drops if the outer pane breaks. We also offer obscured laminated for privacy.

Bedrooms and Nurseries

Laminated glass so nothing falls if the outer pane breaks. Laminated interior pane is standard over bedrooms and nurseries. Outer pane tempered, interior laminated, argon fill in between.

Hard to reach from inside, straightforward from the roof. Stairwell skylights are usually accessed from the roof for safety. Cost is similar to other residential work.

Triple-Pane Low-E 272

Better winter performance and less condensation. Triple-pane Low-E 272 with two low-E surfaces and argon fill. U-value around 1.1, much better than older double-pane units.

Warm-Edge Spacers

Reduce condensation at the glass edge. Warm-edge spacers reduce edge-of-glass condensation by 40 to 60 percent. Stainless steel or foam-based, not aluminum.

Tinted and Heat-Reducing Glass

For south-facing roofs. Tinted or heat-reducing glass for south-facing roofs where summer heat gain is the bigger concern. Bronze or blue-green tints available.

Our Glazing Expertise

We measure glass to the frame, not to a catalogue, and we check every frame before quoting. Nine times out of ten when someone else’s pane replacement failed early, the glazing channel was not cleaned and resealed properly.

What Actually Stops Homeowners From Replacing Fogged Glass

“It’s just cosmetic.”

In our opinion, a failed seal is also a failed insulator. You are losing heat through that pane and getting condensation that feeds mould on the frame. Replacing the sealed unit pays back in lower heating bills over the first winter.

“It’ll cost as much as a new skylight.”

Panes start at $450. A full replacement starts at $2,200. Glass replacement keeps your existing frame and curb, so labour and materials stay on the lower end of the bill.

“Can’t I just clean it?”

Fog between panes is sealed inside. It cannot be cleaned. The moisture is trapped between the two panes, so no exterior cleaning will touch it. The seal has to be replaced.

“I’m not sure the frame is OK.”

We check it first and tell you honestly. If the frame is shot, we will tell you so before ordering glass. Most frames we see are sound and just need new glazing channel sealant.

Assessment

Frame check and measurement. Frame check, exact measurements, glass spec and a written quote on the spot. We photograph every frame so you can see the condition before ordering.

Ordering

One to two weeks for custom glass. Custom sealed units typically arrive in one to two weeks. Stock sizes can be on the truck within days. We email a confirmation when the glass is in.

Install

A couple of hours per pane. Old glass out, glazing channel cleaned, new unit set on setting blocks and sealed with neutral-cure silicone. We tape the perimeter and let it cure before the next rain.

Follow-Up

Seal check and cleaning. We come back the next season to check seals and clean any construction dust. Seal checks are part of the warranty.

Larger panes cost more. Glass is priced by square foot and complexity. A standard 2x3 foot double-pane runs about $300, a 4x4 foot triple-pane about $1,200. We measure every frame.

Glass Type

Laminated and triple-pane add cost but add safety and performance. Laminated interior adds about $200 per pane, triple-pane Low-E 272 adds about $400 over a basic double-pane. Argon fill is included on most modern units.

Access

Steep or high roofs need more staging. Steep or high roofs add staging time, $80 to $200 per visit. Most GTA residential skylights are accessible with a standard roof ladder.

Frame Prep

Cleaning and resealing the glazing channel. Glazing channel cleaning and resealing is included in every quote. Old butyl or silicone has to come out before the new unit goes in.

Emergency Board-Up

Only if glass broke after hours. After-hours board-up runs $650 to $1,200 plus $150 per hour. Most insurance policies reimburse emergency board-up separately from the glass replacement.

Disposal

Old glass removed safely. Broken glass goes to a glazing recycler, never a landfill bin. Crates are sealed for transport.

Why is my skylight glass foggy?
