Need Urgent Skylight Help in Burlington?

Escarpment-side homes where a skylight needs an extra permit check

Your home sits up toward Mount Nemo, and a simple skylight quote turns into questions about extra approvals and drifting snow.

Why it happens here: Lots inside the Niagara Escarpment Development Control Area can need an NEC Development Permit for renovations, and the city averages 99.9 cm of snow a year, 34.2 cm of it in January.

How we fix it: Our residential installation team checks the NEC map before quoting, adds a saddle cricket above wide units and files every permit the roof needs.

  • Brown stains around the shaft

A ring on the drywall after every thaw usually means the head flashing or the ice and water shield behind it has failed, not the glass.

  • A room that needs lights at noon

Deep floor plans and north-facing kitchens get no direct sun. Overhead glass delivers far more light than a wall window of the same size.

  • A yellowed, noisy acrylic dome

Builder-grade bubbles turn brittle, drum in the rain and let summer heat pour in. Low-E glass fixes all three.

  • Drips that only show up in January

Frost on the glass and wet shaft walls are often condensation. We test before quoting, so you never pay for flashing you do not need.

Residential Skylight Installation Toronto

Skylight Installation Toronto installs residential skylights in kitchens, bathrooms, bedrooms, attics, stairwells, garages and additions across Toronto, Mississauga, Vaughan, Markham, Oakville and the rest of the GTA. We cut the roof, frame doubled headers, build or set a factory curb, flash to OBC 9.26 with Grace Ice & Water Shield, and finish a drywall or shiplap light shaft so natural daylight reaches the room exactly where it is needed. Residential installs run $2,500 for a Velux FS 2x4 fixed unit up to $7,500 for a Velux VSS solar-powered opening with laminated glass and a rain sensor, with Fakro FTT, FXP and FXZ options for budget-conscious projects. Every install is finished to OBC 9.7 fenestration compliance, backed by WSIB crews with $5M CGL, Velux Certified Installer status since 2004, and a written workmanship warranty on flashing and glass.

Skylight Flashing Repair Toronto

Skylight Installation Toronto rebuilds and repairs skylight flashing on shingle, metal, tile, cedar shake and brick-abutting roofs across Toronto and the GTA. We strip the failed flashing, assess deck and curb condition, install new Grace Ice & Water Shield around the perimeter, then set a pre-engineered Velux EDL, EDM, EDW or Fakro ELV flashing kit matched to your roof type and pitch. Flashing repairs run $400 to $1,800 depending on roof type, access and whether the curb needs rebuilding, with no-nail step-flashing on tile and copper hand-forming on heritage brick abutments. Every repair is backed by OBC 9.26 compliance, Velux Certified Installer status since 2004, and a written workmanship warranty, since nine times out of ten failed flashing is where the previous installer cut the corner.

Commercial Skylight Replacement Toronto

Skylight Installation Toronto handles commercial skylight replacement across offices, libraries, retail plazas, atria and industrial roofs in Toronto and the GTA. We stage phased removal of failing acrylic domes, fogged glass units and leaking atrium panels, then tie in new Velux CFP, Velux CVP, Fakro DMG or Fakro DXW units with fresh membrane seams, fall-protection screens and interior containment so the business stays open through the swap. Projects run from a single same-size swap at $6,000 to a $65,000 Vaughan Metropolitan Centre office-tower atrium, and we often time the work with a scheduled re-roof to share mobilization costs with the roofer. Every unit is backed by WSIB-covered crews, $5M CGL, OBC 9.7 compliance, Velux 10/20-year or Fakro 10-year product warranty passthrough, and a lifetime leak-free flashing warranty on our install.

Our Burlington Skylight Experience

Reaching Jobs Between the Lake and the Escarpment

It is a straight run down the QEW or across the 407. We group jobs here on the same days to keep travel time off your bill, and commercial work along the QEW business parks is booked for weekends so offices and warehouses stay open. Permits go through the City of Burlington.

Buildings We Work On

Alton Village. Newer truss-roof homes where owners add a Velux VSS or FS over a loft or kitchen a year or two after moving in. Truss-bay sizes avoid structural changes.

Aldershot and Appleby. Older homes with 20 to 30-year-old skylights. Some only need a re-flash; others are fogged and ready for replacement. We will tell you which, honestly.

QEW business parks. Flat roofs with polycarbonate domes that crack and yellow. We replace them with curb-mount units and add fall-protection screens.

Escarpment Weather

The city averages 99.9 cm of snow a year, 34.2 cm of it in January (1981-2010 normals), and homes near the Niagara Escarpment catch more wind than downtown by the lake. We size curbs and flashing for the higher exposure on the north side of the city.

Straight Answers

Burlington Skylight Questions, Answered

Can I add a skylight to my new Alton Village home?

Yes. Most Alton Village homes have engineered trusses, and standard Velux sizes fit between them without structural changes. A solar VSS runs $4,500 to $7,500 CAD installed.

Is it worth re-flashing an older Aldershot skylight instead of replacing it?

If the glass is clear and the frame is sound, a flashing re-install at $400 to $1,200 can add years. If it is fogged or rotted, replacement is the better buy.

How quickly can you get to Burlington?

Most Burlington assessments are booked next-day, and emergencies get the nearest crew.

Does my home near Mount Nemo need a Niagara Escarpment permit for a skylight?

It depends on the lot. Properties inside the Niagara Escarpment Commission's Development Control Area can need an NEC Development Permit for renovations, and the NEC map shows whether yours is in it. We check the map on the assessment and file the NEC application next to the building permit when one is needed. The NEC charges no application fee.

Can you replace the flat-roof domes on a QEW business park unit?

Yes. We swap cracked polycarbonate domes for curb-mount units, tie into the existing membrane and add fall-protection screens, then book the work for a weekend so the office or warehouse stays open. Our Appleby job covered four domes in one weekend.
