Why a Smart Skylight Is Worth It
Venting skylights are great until you leave one open and a summer storm rolls through. Smart rain-sensor skylights fix that. A small moisture sensor on the frame detects the first drops and closes the sash automatically, whether you are home, at work or at the cottage.
Add a remote, a wall keypad or an app, and you can open the skylight to let heat out on a hot afternoon before you even get home.
The 4 Ways Smart Skylights Make Life Easier
- Automatic rain closing at the first drops.
- Remote and app control from anywhere.
- Scheduled venting to clear summer heat.
- Climate automation with indoor temperature and humidity sensors.
Residential Smart Skylights
Kitchens
Vent cooking heat, close for rain without ever walking over to a switch. The rain sensor on a Velux VSS or VCS closes the unit within seconds of the first drops, so leaving it vented while dinner is on the stove is actually fine. Most kitchen smart installs run $3,200 to $7,800 CAD with the sensor and remote included.
Bathrooms
Humidity-triggered venting when paired with Velux Active indoor climate sensors, so a long hot shower triggers the skylight without anyone touching a button. A basic rain-sensor VSS without climate scheduling is the more common install and starts at $3,200 CAD. Either way, the rain sensor handles the storm while nobody is home.
Bedrooms
Fresh air at night, closed if it rains, which is exactly the use case the rain sensor was built for. Open the Velux VSS at bedtime, leave it vented, and the sensor pulls it shut at the first drops of a 2 a.m. thunderstorm without waking anyone. Most bedroom smart installs pair with a solar blackout blind on the same remote.
Sunrooms
Heat control on hot days where the room turns unusable by mid-afternoon without venting. A smart Velux VSS opens on a schedule or on a Velux Active indoor temperature trigger, so the room manages itself while you are out. The rain sensor handles the pop-up storm without anyone running for a wall switch.
Lofts
Out-of-reach units controlled by keypad, which is exactly the situation a hardwired Velux VCS with a KLR 200 keypad is built for. The wall keypad sits at the bottom of the stairs and operates the skylight at the top, no climbing a ladder with a manual rod. Most loft smart installs are a one-day visit with the focus on commissioning and keypad pairing.
Cottages
Look after themselves while you are away, which is the single biggest reason cottage owners pick smart units over manual. A Velux VSS opens on a schedule to vent summer heat, closes itself when a rainstorm passes over the lake, and lets you drive up on Friday to a cottage that is already comfortable. Solar power keeps it all running while the power is off.
Commercial Smart Skylights
Offices
Automated ventilation that follows a schedule or a Velux Active indoor climate trigger without facilities staff remembering a remote. The hardwired Velux VCS with KLR 200 keypad is the typical office pick because the wiring is easy in a dropped-ceiling space, and the ESA permit is filed at cost. Each unit is commissioned and paired before we leave.
Clinics
Quiet climate control over exam rooms and waiting areas where staff and patients need a calm environment. The rain sensor shuts the unit before a Toronto thunderstorm rolls in, so the room never sees a surprise downpour through an open skylight. Most clinic smart installs run outside patient hours.
Restaurants
Vent heat on busy nights without staff having to climb on a chair to reach a manual rod. A Velux VSS with a rain sensor at the peak of the dining room clears cooking heat on a Velux Active schedule and shuts before any pop-up rain shower, all on the same remote the host already uses. Most restaurant installs run after hours with no interruption to service.
Condo Amenities
Keypad-managed common rooms, with a Velux VCS hardwired unit on a KLR 200 keypad at the entry. The board does not have to issue remotes to residents, and the rain sensor handles the storm. We supply COI for the board package and handle the status certificate paperwork so the approval does not stall.
Smart Options
Solar Smart Units
Velux VSS with built-in rain sensor, the right pick when there is no power run to the skylight and the homeowner wants a remote or app. The VSS is a complete package: solar panel, battery, motor, rain sensor and remote, with no ESA permit needed. Most retrofit smart installs land here.
Hardwired Electric
Velux VCS with KLR 200 keypad, the right pick when wiring is easy to run and a hardwired control panel is preferred over a remote. The VCS is paired to a wall keypad, requires an ESA permit, and is installed by our in-house crews with their own fall protection. Best fit for renovations and new builds where the electrical rough-in is already in scope.
Sensor Add-Ons
For compatible electric units, a $220 to $450 sensor plus $150 install that adds rain-auto-close to an existing Velux VCS without a full replacement. Most add-on jobs are a couple of hours on the roof and we test the sensor with water before we leave. The savings on a full replacement is real when the existing unit is otherwise fine.
Velux Active
Indoor climate sensors and app that trigger the VSS or VCS based on temperature, humidity and CO2 instead of a remote press. The kit adds scheduling and rules to the existing smart skylight and ties into common smart home systems. We quote Active as an add-on after the assessment so we know which sensors the room actually needs.

Our Smart Skylight Expertise
We install the skylight, coordinate the electrical permit when needed and pair every control. We test the rain sensor with water before we leave, so you know it works.
What Actually Stops Homeowners From Going Smart
“It’s just a gadget.”
In our opinion, the first storm it closes for you while you are out pays for the sensor. Most of our smart customers picked it because they left a skylight open and came home to a wet ceiling or floor, never again after that. The sensor is the cheapest line on the quote and the most useful.
“Wiring sounds messy.”
Solar units need no wiring at all, which is why the Velux VSS is the most-requested smart unit we install. The panel charges a small battery, the battery runs the motor and the rain sensor, and we commission everything in a single visit. No holes in finished ceilings, no ESA permit, no mess.
“Apps are complicated.”
A remote or keypad works without any app, and the smart unit still gives full rain-auto-close without a smartphone. We pair the basic remote to every VSS and walk through the buttons on install day, and Velux Active is an upgrade homeowners can add later if they want schedules and climate triggers.
“My skylight is too old.”
A solar replacement gives you everything in one swap, including a new flashing kit and the chance to step up from a fixed or manual unit to a Velux VSS with rain sensor in the same opening. Most same-size smart swaps start at $3,500 CAD installed and finish in a single visit.

Assessment
Use case and power source, so we can pick between the solar Velux VSS and the hardwired Velux VCS without sending a sales call back. The first question is whether power is easy to run at the skylight location, the second is how often the homeowner is away when rain could roll in. Most retrofits land on solar.
Ordering
One to two weeks for the Velux VSS or VCS plus the matching flashing kit from our local Velux supply. Same-size smart swaps run on the shorter end because the rough opening already exists. Sensor add-ons for compatible existing units are usually in stock and can ship within a few business days.
Install
One day, including flashing, shaft, sensor test with water, remote or keypad pairing, and a walkthrough of the basic functions before we pack up. We test the rain sensor before we leave so you know it reacts to water and not just a button press, which is the whole point of the unit.
Setup
Controls paired and tested on install day, including the rain sensor test with water on the roof. We pair every remote and keypad, walk through open and close, and demonstrate the rain-auto-close function before we pack up. Velux Active climate triggers are configured if you opted in on the assessment, so the smart features actually do something the first day.
Smart Skylight Cost in Toronto: What You Are Paying For
The Unit
Smart venting skylight, either a solar Velux VSS or a hardwired Velux VCS, both with a built-in rain sensor. Pricing runs $3,200 to $7,800 CAD installed for the unit alone, which covers the motor, the sensor and the remote or keypad. We pick by roof orientation and access to power, not by which one costs more.
Power
Solar or hardwired, with solar avoiding the wiring and the ESA permit entirely and hardwired suited to renovations where power is already being run. Most retrofits land on solar because the homeowner does not want a new wire pulled through finished ceilings. We list both options on every quote.
ESA Permit
Only for hardwired VCS units, with the permit filed at cost as a separate line on the quote so the homeowner can compare line by line against any other bid. Solar VSS installs do not need one, which is part of the reason the VSS is our most-requested smart unit.
Controls
Remote, keypad, app, with the remote included on every install and the KLR 200 keypad added on hardwired VCS runs. The Velux Active app is an optional add-on we recommend for homeowners who want climate-based scheduling and triggers. We pair every control before we leave.
Sensors
Rain and climate, with the rain sensor built into every smart unit and the climate sensors sold as a Velux Active add-on. The rain sensor is the line item most homeowners underestimate: it is what makes the unit useful when you forget it is open. Climate sensors are the upgrade for owners who want schedules without lifting a finger.
Install
Framing, flashing and commissioning in a single day for most homes. We handle the rough framing for new openings, set the curb or use the existing one, weld or screw the flashing kit, wire or solar-charge the unit, and test the rain sensor with water on site. Itemized quotes show the install day as its own line so the cost is not buried.

Why Homeowners Trust Our Smart Installs
Certified for Velux and Fakro since 2004, with WSIB-covered in-house crews who wire and commission every sensor instead of handing it to a sub-trade. Hardwired VCS installs are filed under an ESA permit at cost as a separate line on every quote, and the rain sensor is tested with water on the roof before we leave. Every smart unit we set is paired to your remote, keypad or Velux Active app, and itemized quotes list the permit, the controls and the sensors as their own lines so the math is obvious. You will recieve a quick tutorial before we pack up.
