Unionville and Cornell are a short run up the 404 from our East York yard. Tech corridor campuses along the 404 and 407 get early starts so rooftop work wraps before peak building traffic. Unionville's Main Street has tight parking and heritage storefronts, so we book loading times with the property owner and carry material by hand where a truck cannot stop.

Our $84,000 12-bay warehouse install took two weeks, phased bay by bay so racking below stayed in use. Fall-protection screens went on each opening the same day it was cut.

Permits go through City of Markham Building Standards. Unionville sits in a Heritage Conservation District, so visible skylights on Main Street buildings may need a heritage review.

Roofs We Know: Tech Campuses, New Truss Homes and Heritage Main Street

Highway 404 and 407 tech campuses. Flat TPO and modified bitumen roofs over offices and warehouses. We install curb-mount units and Velux Dynamic Domes, tie into the membrane by substrate and add screens to MOL standard.

Cornell and Cathedraltown homes. Newer builds on engineered trusses, often with windowless powder rooms and long upstairs halls. Sun tunnels and truss-bay Velux units are the usual fix, with no truss cutting.

Unionville heritage buildings. Older Main Street buildings with mixed framing and brick parapets. We use reglet counter-flashing into the brick and low-profile units to respect the district.

Winter Condensation in Tight New Builds

Newer Cornell and Cathedraltown homes are built tight, which keeps heat in but also traps humidity. In January, that shows up as condensation dripping from skylight glass and shaft walls. We separate condensation from a true leak with testing, then fix it with shaft insulation, a 6-mil poly vapour barrier and Low-E glass rather than new flashing you do not need.
