Oakville Skylight Problems? Fast Help Available

Heritage sign-off for skylights on Lakeshore Road and near the harbour

You own a lakeside home or a Lakeshore Road storefront and want more daylight, but a visible skylight could put the whole renovation on hold.

Why it happens here: Two designated heritage districts, one from 1981 south of Robinson Street and one from 2013 along Lakeshore Road, cover the old town core, so exterior changes there go through heritage review.

How we fix it: Our custom skylight design team picks low-profile units, prepares drawings for heritage staff and phases commercial atrium work around opening hours.

  • Brown stains around the shaft

A ring on the drywall after every thaw usually means the head flashing or the ice and water shield behind it has failed, not the glass.

  • A room that needs lights at noon

Deep floor plans and north-facing kitchens get no direct sun. Overhead glass delivers far more light than a wall window of the same size.

  • A yellowed, noisy acrylic dome

Builder-grade bubbles turn brittle, drum in the rain and let summer heat pour in. Low-E glass fixes all three.

  • Drips that only show up in January

Frost on the glass and wet shaft walls are often condensation. We test before quoting, so you never pay for flashing you do not need.

Custom Skylight Design & Installation Toronto

Skylight Installation Toronto designs and installs custom skylights for heritage homes, architect-led renovations, atria, cathedral ceilings and one-off ridgeline openings across Toronto and the GTA. We shop-fabricate laminated and tempered insulated glass units in sizes beyond standard Velux and Fakro inventory, build raised insulated curbs, engineer slope-matched flashing, and finish interior shafts to the drywall or plaster the architect calls for. Custom jobs typically run $10,000 to $65,000 depending on glass area, structural framing, Low-E and SHGC targets, and whether a drone-captured as-built or stamped structural letter is needed. Our in-house crew works directly with Toronto architects, heritage preservation officers and Permit Review on OBC 9.7 fenestration and Part 3 commercial submissions, and every build is backed by a written workmanship warranty on flashing and structural tie-in.

Residential Skylight Replacement Toronto

Skylight Installation Toronto replaces leaking, fogged, drafty and outdated home skylights across Toronto, Mississauga, Vaughan, Markham, Oakville and the GTA. We lift the old unit, inspect and repair the curb and deck framing, install new ice-and-water shield around the perimeter, then set a Velux FS, Velux VSS, Fakro FTT or Fakro FXP unit with a fresh factory flashing kit matched to your roof type. Same-size residential swaps run $2,200 to $4,800, with Low-E glass and laminated upgrades available depending on orientation and energy targets. Most installs finish in a single day with drop sheets inside and no drywall tear-out, and every replacement is backed by OBC 9.7 compliance, WSIB-covered crews with $5M CGL, written parts-and-labour warranty, and a lifetime leak-free flashing warranty on our install.

How It Works, Step by Step

The same five steps on every job, whether it is one fixed unit over a hallway or a multi-panel commercial atrium.

  1. 1

    Free On-Site Assessment

A crew lead checks the room, attic, framing and roof, then recommends the Velux or Fakro model that fits how you will use the space.

  2. 2

    Itemized CAD Quote

Within two business days you get unit, labour, permit, flashing and disposal as separate lines. No bundled mystery number.

  3. 3

    Permits, Honestly Priced

We file the permit at cost plus admin time. Some installers over-charge for permits thinking homeowners wont check other quotes. We would rather you check.

  4. 4

    Install + Founder Checklist

Cut, frame, flash and close the roof in a day. Every job is signed off against our founder's flashing checklist, built over 20 years on GTA roofs.

  5. 5

    Finish, Register, Enjoy

Shaft finished, warranty registered, debris gone. Then stand under it for a minute. That part never gets old.

Skylight Specialists Serving Oakville

Access: QEW, Lakeshore Road and Bronte Harbour

Jobs here come off the QEW and 403. Lakeshore Road restaurant and retail work is scheduled before opening hours so patios and dining rooms are clear by lunch. Our $28,500 restaurant atrium took three days, with the dining room protected and cleaned each evening so service continued.

Lakefront estates south of Lakeshore Road often have long driveways and mature trees, so we plan crane or lift access on the assessment visit. Permits go to Town of Oakville Building Services.

Homes We Know: Lakefront Estates, Glen Abbey and New Palermo Builds

Bronte and the south-end lakefront. Big custom homes with large glass areas and full exposure to lake wind. We use laminated interior glass, deeper flashing profiles and full-curb ice and water shield.

Glen Abbey. Mostly 1980s homes with original skylights now 35+ years old. Fogged glass and tired flashing are the norm, and same-size replacement is usually the better long-term buy.

West Oak Trails and Palermo. Newer truss-roof homes where families add skylights or blinds after moving in. Nursery and bedroom units often get blackout Velux blinds.

Lakeshore Road commercial. Restaurants and shops with flat or low-slope roofs and atrium glazing, where work is phased around service.

Lake Ontario Wind and Your Skylight

Snow is lighter by the lake, about 81 cm a year at the southeast station (1981-2010 normals), so the bigger risk is the strong onshore wind with driving rain, especially in spring and fall storms. Side flashing and the head of the unit take the brunt. We seal the full curb under the flashing kit and check every lap so wind-driven water cannot find a way in.

Straight Answers

Oakville Skylight FAQs

Should I replace the original skylights in my Glen Abbey home?

If they are 1980s units with fogged glass or repeat leaks, yes. Same-size replacement runs $2,200 to $4,800 CAD and resets your warranty with new flashing.

Do you install custom skylights on lakefront homes in Bronte?

Yes. Custom glass runs $400 to $900 per sq ft, and we specify laminated glass and wind-rated flashing for lake exposure. Our Bronte sunroom skylight was $16,200 CAD.

Can you work on a Lakeshore Road restaurant without closing it?

Yes. Our $28,500 Lakeshore atrium was phased over three days around service, with the dining room protected and cleaned every evening.

How much is a motorized Velux blind for a nursery skylight?

Motorized blinds are $380 to $650 plus $180 install. Our West Oak Trails nursery blind came in at $830 CAD installed.

Do I need a permit or heritage approval for a skylight?

A new opening that cuts framing usually needs a Town of Oakville building permit, and same-opening replacements usually do not. Inside the Old Oakville, First and Second Street, Trafalgar Road or Downtown heritage districts, a visible exterior change can also need heritage approval. We prepare both sets of paperwork.
